The Florida Suncoast Has Been Discovered: Why Sarasota, Bradenton, Venice, North Port and Lakewood Ranch Continue to Grow

Do you want content like this delivered to your inbox?

For decades, Florida’s Gulf Coast was considered one of the country’s best kept secrets. Visitors would come for the beaches, warm weather and laid back lifestyle, fall in love with the area and eventually dream about making it their permanent home.

Today, more people are turning that dream into reality.

From Sarasota and Bradenton to Venice, North Port, Lakewood Ranch, Parrish and Palmetto, communities throughout the Florida Suncoast continue to experience significant growth. New neighborhoods are appearing, businesses are expanding, restaurants are opening, medical facilities are growing and infrastructure is being upgraded to accommodate the increasing number of people choosing to call the region home.

The growth is impossible to miss for anyone who lives here. Roads are busier, construction cranes are becoming more common and once quiet areas are transforming into thriving communities.

The numbers tell much of the story. Sarasota County reached an estimated 479,958 residents in 2025, representing a 10.6 percent increase from its 2020 base estimate. North Port has experienced even more dramatic growth, reaching an estimated 96,551 residents in 2025, a 28.7 percent increase since 2020. Manatee County reached an estimated population of approximately 468,200 in 2025 based on Census Bureau data compiled by USAFacts.

But population growth is only part of the story. The bigger question is why so many people are choosing the Suncoast in the first place.

Lifestyle Continues to Drive Relocation

For many newcomers, the decision to move to Southwest Florida begins with lifestyle.

The region offers something that can be difficult to find in many other parts of the country. Residents can spend a morning walking along the beach, an afternoon boating or fishing, and an evening enjoying dinner at a waterfront restaurant. Golf, pickleball, farmers markets, live music, art festivals and outdoor activities are available throughout the year.

There is also the simple appeal of not having to plan your life around winter.

People who have spent decades dealing with snow, freezing temperatures and long commutes often see the Suncoast as an opportunity to live a completely different lifestyle.

Sarasota offers a thriving arts and cultural scene along with beaches, restaurants, shopping and an established downtown.

Bradenton combines waterfront living, historic neighborhoods, a growing downtown and easy access to destinations such as Anna Maria Island.

Venice offers a charming coastal atmosphere with beaches, golf, parks and a strong sense of community.

North Port provides buyers with newer construction, additional space and opportunities for continued growth.

Lakewood Ranch has become one of the region’s most recognizable master planned communities, attracting families, retirees and professionals with its neighborhoods, schools, parks, shopping, restaurants, medical facilities and recreational opportunities.

Communities such as Parrish, Palmetto and Wellen Park are also attracting residents who want new construction and additional space while remaining within reach of Sarasota, Bradenton, Tampa and the Gulf beaches.

For many people, relocating is no longer simply about purchasing a different house. It is about creating a different everyday lifestyle.

Remote Work Expanded the Pool of Potential Residents

Florida has traditionally been a popular destination for retirees, but remote and hybrid work have changed the demographics of people relocating to the region.

Before the pandemic, many workers needed to remain close to major employment centers in cities such as New York, Chicago, Boston or Washington, D.C. Remote work changed that equation.

Someone who can work from a home office in Sarasota or Lakewood Ranch may no longer need to live within commuting distance of a major metropolitan area.

That has opened the door for younger professionals, families, entrepreneurs and business owners to move to Florida years earlier than they otherwise might have.

The result is a more diverse population throughout the Suncoast. Retirees continue to be an important part of the region, but they are now joined by working professionals, families with children, medical professionals, business owners, real estate investors and people working in industries that can operate from virtually anywhere.

This has also helped make the Suncoast a year round community. While seasonal tourism and winter visitors remain important, the region is increasingly becoming a place where people live, work and raise families throughout the entire year.

People Are Relocating From Across the Country

Another major factor behind Florida’s growth is domestic migration.

Many people relocating to the Suncoast are coming from states including New York, New Jersey, Illinois, Massachusetts, Pennsylvania, Connecticut and California.

Housing costs, taxes, weather and overall quality of life are among the factors influencing relocation decisions.

Florida’s lack of a state individual income tax can also be an important consideration for people evaluating where they want to live. For retirees, relocating can also provide an opportunity to downsize or move closer to children and grandchildren who have already established roots in Florida.

Real estate search trends have also shown strong interest from buyers in major metropolitan areas who are exploring Sarasota and North Port as potential relocation destinations.

The appeal is understandable. Someone who has spent years living in a high cost metropolitan area may be able to approach housing, recreation and everyday life differently after relocating to the Suncoast.

There Is a Suncoast Community for Almost Everyone

One of the biggest strengths of the region is the variety of communities available to residents.

Someone looking for culture, restaurants, theater, galleries and an established coastal city may gravitate toward Sarasota.

A buyer who wants a growing community with waterfront access and a more relaxed atmosphere may prefer Bradenton.

Venice can appeal to those looking for a smaller coastal city with beaches, golf, parks and a strong community feel.

North Port offers opportunities for buyers seeking newer homes and additional space, while areas such as Lakewood Ranch and Wellen Park provide highly planned communities with extensive amenities.

Parrish and Palmetto are also experiencing substantial residential growth, giving buyers additional options for new construction and larger homes.

That variety allows the Suncoast to attract people at different stages of life and with very different priorities.

Health Care Is Becoming an Increasingly Important Part of the Growth Story

As the population grows, access to quality health care has become an increasingly important consideration for residents and people thinking about relocating.

For retirees, proximity to hospitals, specialists, outpatient facilities and medical services can be one of the most important factors when choosing a new community.

Families are looking for convenient access to pediatric care, emergency services and specialists as well.

The growth of the region has resulted in expanded medical facilities and additional health care services throughout Sarasota and Manatee counties.

The planned expansion of Sarasota Memorial Hospital into North Port is one example of how health care infrastructure is evolving alongside population growth.

As communities continue to expand, having medical services close to where people live will become increasingly important.

Growth Is Creating New Opportunities

Population growth does not just affect housing.

It creates opportunities throughout the local economy.

New residents need restaurants, grocery stores, doctors, dentists, contractors, landscapers, insurance professionals, financial advisors, retailers and countless other services.

That demand is helping support new businesses and expansion throughout Sarasota and Manatee counties.

New residential communities also create opportunities for schools, parks, recreational facilities and public services to expand.

The continued growth of Sarasota Bradenton International Airport is another example of the region responding to increasing demand. As more people live in and visit the area, transportation infrastructure becomes increasingly important to the future of the Suncoast.

Growth Also Comes With Challenges

Rapid growth brings plenty of opportunities, but it also creates challenges that communities must address.

Traffic congestion has become a common concern throughout Sarasota and Manatee counties. Roads that were designed for smaller populations are now handling significantly more vehicles.

Housing affordability is another major issue. Although the Suncoast continues to attract buyers, rising home prices, property insurance costs and other expenses have made homeownership more challenging for many local residents.

There are also concerns about development, green space, environmental protection and preserving the character of established communities.

Longtime residents often remember a quieter version of Sarasota, Bradenton, Venice and North Port. As new developments appear and more people arrive, there is an ongoing conversation about how to accommodate growth without losing the qualities that made these communities attractive in the first place.

Florida’s broader migration boom has also moderated from the extraordinary levels seen during the pandemic years. Higher housing costs, insurance expenses, hurricane concerns and affordability have caused some potential buyers to reconsider relocating.

That does not mean growth has stopped.

Instead, the market is entering a different phase where thoughtful planning and sustainable development are becoming increasingly important.

The Future Will Be About Finding the Right Balance

The Florida Suncoast has officially been discovered.

Sarasota, Bradenton, Venice, North Port, Lakewood Ranch and the surrounding communities are no longer quiet destinations known primarily to longtime residents and seasonal visitors. They have become nationally recognized places to live, work, retire and invest.

The challenge now is determining how these communities can continue growing while protecting the qualities that made people want to move here in the first place.

That means investing in roads and infrastructure, expanding health care and public services, supporting local businesses, protecting natural resources and creating housing opportunities for people at different income levels.

The appeal of the Suncoast is about much more than sunshine and beaches. It is about having access to an active outdoor lifestyle, strong communities, growing economic opportunities and a quality of life that continues to attract people from across the country.

More people will likely continue to discover the region in the years ahead.

The Suncoast may no longer be a hidden gem, but the opportunity is still here to make sure it remains a special place to live for generations to come.
