Sarasota’s Vertical Boom: Every Downtown Condo Project Happening Right Now

Sarasota is changing. Once a low-rise coastal town with an artsy edge, downtown is now embracing a glossier, denser, and more exclusive future. Between U.S. 41 and U.S. 301, and stretching from Fruitville Road down to Mound Street, nine major residential projects are either under construction or in the pipeline. Together, they could bring 717 new condominium units and 153 hotel rooms into the heart of the city.

Here's a complete look at what’s on the rise.


1. The High Line Sarasota
1801 Main Street
11 stories | 142 units (126 market-rate, 16 attainable)
Prices from the high $700,000s to under $2 million
Estimated completion: Late 2026

The High Line is a mixed-use development rising at Main Street and Osprey Avenue. In addition to residential units, it will include ground-floor retail space, a parking garage, and on-street parking for residents and retail guests. Its blend of attainable and market-rate housing brings more balance to the luxury-driven market.


2. SOTA Residences and Hotel

16 stories | 35 luxury condos and 120 hotel rooms
Prices from approximately $1.7 million to $5 million
Completion date to be announced

SOTA is one of the few projects combining residential and hotel uses in downtown Sarasota. Amenities include a rooftop terrace, fifth-floor pool, concierge, valet, room service, and two restaurants, one on the ground floor and another on the rooftop. Residents will enjoy expansive city and bay views in the only hotel-condo hybrid currently planned along Main Street.


3. Adagio Sarasota
1360 Ringling Boulevard
Two towers: 18 stories and 9 stories
167 units (100 luxury condominiums and 67 attainable rental apartments)

Adagio Sarasota includes high-end condos and workforce rentals through Florida’s Live Local Act. Retail and office space are planned at street level, along with the preservation of the historic U.S. Garage building site. City staff have requested changes to the design to reduce massing and ensure a cohesive look between the luxury and attainable elements.


4. The Edge
290 Cocoanut Avenue
10 stories | 27 luxury condominiums including 4 penthouses
Prices starting around $3 million
Estimated completion: Mid-2026

Located at Cocoanut Avenue and Fruitville Road, The Edge offers only corner residences ranging from just over 2,000 square feet to more than 3,500 square feet. The fourth floor amenity level includes a pool, spa, infrared sauna, fitness center, yoga studio, wine vaults, catering kitchen, pet grooming station, and concierge services.


5. Mira Mar Project
49 South Palm Avenue
Two towers | 18 stories each | 35 units per tower
Price range not yet announced
Rezoning approved, construction timeline pending

A major restoration is planned for the historic Mira Mar building, along with the addition of two modern 18-story towers. In May, city commissioners approved a comprehensive plan amendment to reclassify the zoning, which paves the way for this high-profile Palm Avenue redevelopment.


6. 1718 Main Street Mixed-Use Project
1710 to 1734 Main Street
10 stories | 226 residential units, including 25 attainable

Under review by the city’s Development Review Committee

This full-block project features three levels of parking, a fourth-floor amenity courtyard and pool, and seven floors of residential units. The ground floor includes more than 5,500 square feet of commercial space, with plans for retail and a high-end restaurant. The project utilizes the Live Local Act to increase height and unit count.


7. McGillicuddy Arts Plaza / Florida Studio Theatre Expansion
1265 First Street
Nine stories | 24 residential apartments and 33 hotel rooms
Price range to be determined
Groundbreaking expected this year

This is more than a residential project. The expansion will add over 24,000 square feet of performance space to the Florida Studio Theatre campus, including a mainstage theater and two cabarets. Above the theaters will be hotel rooms and residences designed for performers and staff. A new parking garage will support both the theater and the housing.


8. The Palm 625 Sarasota
625 South Palm Avenue
Five stories | 12 luxury units
Prices starting around $2.5 million
Expected completion: Late 2026

With just 12 residences and three units per floor, The Palm 625 is an intimate mid-rise development. Units range from approximately 2,100 to over 4,400 square feet. Amenities include a heated saltwater pool with cabanas, spa, fitness center, private meeting room, and rooftop space with fire pits.


9. 1260 North Palm Residences (formerly Obsidian)
1260 North Palm Avenue
Proposed 18 stories | 14 full-floor residences
Prices starting in the high $4 million range
Project sent back for redesign

This proposal aimed to be the tallest building in Sarasota at 327 feet. However, strong opposition from nearby residents led city commissioners to send it back for redesign. If revised and approved, it would offer ultra-luxury, full-floor residences in a premier location.


What Else is Coming?

Beyond downtown’s core, Sarasota has more development on the way:

  • In the Rosemary District, 14 additional condo projects are in the works, totaling approximately 1,026 new units

  • On Golden Gate Point, five condo developments are underway, adding around 120 units

  • In the Quay Commons area, four more projects are planned, contributing another 457 residential units and 224 hotel rooms

In total, these expansions represent 23 more condo towers and more than 1,600 new units coming soon to Sarasota.
