Lakewood Ranch and Wellen Park Rank Among America’s Top Master Planned Communities

Southwest Florida continues to stand out as one of the country's most active markets for new home construction, with two familiar communities earning impressive national recognition.

Lakewood Ranch held onto the No. 2 spot among the nation's best selling master planned communities during the first half of 2026, while Wellen Park climbed to No. 3. Together, the two communities accounted for nearly 1,800 new home contracts in just the first six months of the year.

The strong performance is especially noteworthy at a time when the national housing market continues to face affordability challenges, elevated home prices and higher borrowing costs.

Lakewood Ranch Holds Strong at No. 2

Lakewood Ranch recorded 1,064 new home contracts during the first half of 2026, according to the latest rankings from national real estate consulting and research firm RCLCO.

Only The Villages in Central Florida recorded more new home contracts during the same period, with an estimated 1,800.

Lakewood Ranch also continued to hold another impressive distinction as the nation's top selling multigenerational master planned community. The community has maintained that position for eight consecutive years.

Although new home contracts were down from the 1,185 recorded during the first half of 2025, the community remains one of the most influential residential developments in the country.

Today, Lakewood Ranch covers approximately 53 square miles and includes more than 40 villages. With a population of more than 80,000 residents and over 150 miles of trails, the community has grown into one of the defining residential destinations in Southwest Florida.

Wellen Park Climbs to No. 3

Wellen Park had an especially strong first half of the year, recording 727 new home contracts.

That represents a 37 percent increase compared to the same period in 2025 and helped the community climb from No. 6 at midyear last year to No. 3 nationally in 2026.

The rise is particularly impressive considering Wellen Park finished at No. 8 in RCLCO's full year ranking for 2025.

Wellen Park's continued growth reflects the strong demand for master planned communities that combine new homes with shopping, dining, recreation and a growing collection of amenities.

The community is currently home to approximately 10,000 residents, but it is expected to eventually grow to more than 50,000 residents at full buildout.

Southwest Florida Dominates the Rankings

Lakewood Ranch and Wellen Park were not the only Southwest Florida communities to receive national attention.

Babcock Ranch in Punta Gorda ranked No. 4 with 659 new home contracts during the first half of 2026. That represented a 28 percent increase from the previous year.

Together, Lakewood Ranch and Wellen Park recorded 1,791 new home contracts through June. That accounted for nearly 10 percent of all contracts among the 50 communities included in RCLCO's latest ranking.

Bradenton also had a new community receive recognition just outside the top 50.

SeaFlower, a growing master planned community in west Bradenton, recorded 198 new home contracts through June. That placed the community in a tie for No. 51 and earned it an honorable mention.

SeaFlower Is Just Getting Started

SeaFlower is still in the early stages of development, but its long term plans are ambitious.

Located on approximately 1,175 acres of former flower farm property south of Cortez Road in west Bradenton, the community welcomed its first residents in 2025.

The initial phase of development covers approximately 400 acres and includes plans for 1,063 homes, 600 apartments, a 120 room hotel and 140,000 square feet of office and retail space.

At full buildout, SeaFlower is expected to include approximately 4,000 homes, 600 apartments, 250 hotel rooms and 350,000 square feet of retail and office space.

Development is continuing within the first phase, with hundreds of additional homesites currently being prepared.

Why Are Master Planned Communities So Popular?

The continued success of Lakewood Ranch and Wellen Park highlights what many buyers are looking for when choosing a new home.

Today's buyers are often searching for more than just a house. They want access to walking trails, parks, pools, fitness centers, restaurants, shopping and places where they can spend time with family and friends.

Master planned communities are designed around that lifestyle.

A previous RCLCO survey of prospective new home buyers found that more than half would prefer to live in a master planned community if they could find a home that met both their needs and their budget. Fitness centers, walking trails and resort style pools were among the most desired amenities.

These communities can also appeal to a wide range of buyers, including young families, professionals, move up buyers, empty nesters and retirees. Offering different home styles and price points allows master planned communities to attract residents at many different stages of life.

Lakewood Ranch Has More Growth Ahead

Lakewood Ranch may already be one of the largest master planned communities in the country, but its growth is far from over.

In southeastern Lakewood Ranch, PulteGroup recently closed on 464 acres for EverCreek, a future village planned to include approximately 1,000 homes. Plans call for 850 single family homes and 150 townhomes.

Taylor Morrison is also moving forward with plans for Esplanade at Cammaray, a resort style community expected to include approximately 1,200 homes. Sales are anticipated to begin in early 2027.

These developments are part of a much larger southeastern expansion that could eventually add as many as seven new villages to Lakewood Ranch.

Wellen Park Continues to Expand

Wellen Park is also experiencing significant growth.

Five new residential neighborhoods were announced for 2026, offering a variety of housing options ranging from townhomes to luxury and custom homes.

Downtown Wellen is also growing, with a 44,000 square foot second phase expected to bring additional restaurants, shops, wellness businesses and professional offices to the area.

Future plans also include a 148 room Marriott Tribute Portfolio hotel expected to open in 2027. Benderson Development has also announced plans for a 500,000 square foot mixed use destination near Tamiami Trail and West Villages Parkway.

Growth Continues Despite a Challenging Market

The success of these communities stands out because the broader national housing market has faced several challenges in 2026.

High home prices and mortgage rates have continued to make affordability difficult for many buyers. Locally, the supply of homes considered affordable for middle income buyers remains limited, leading some people who work in Sarasota County to search for housing in neighboring communities.

Even with those challenges, demand for well planned communities throughout Southwest Florida remains strong.

Lakewood Ranch, Wellen Park and SeaFlower each represent a different stage of growth, from an established community with tens of thousands of residents to an ambitious new development just beginning to welcome homeowners.

What they have in common is a focus on creating an entire lifestyle around the homes themselves.

With new villages, town centers, restaurants, shops, parks and recreational amenities continuing to take shape, it is clear that some of Southwest Florida's largest communities are still growing.

And based on the latest national rankings, buyers are continuing to take notice.
