Florida Takes a New Approach to Coastal Protection: What It Means for Property Owners

Florida is making a major shift in how it protects its coastline, and it could have a real impact on waterfront property owners across the state.

Governor Ron DeSantis recently signed a new bill aimed at making it easier, faster, and more affordable to use “living shorelines” instead of traditional seawalls.

What Are Living Shorelines?

For years, concrete seawalls have been the go-to solution for erosion and flood protection. But they come with downsides such as high costs, ongoing maintenance, and limited environmental benefits.

Living shorelines take a different approach. These include
Mangrove plantings
Oyster reef restoration
Hybrid systems like eco-friendly or 3D-printed seawalls

These solutions are designed to work with nature instead of against it, helping reduce erosion while also improving marine ecosystems.

What the New Law Changes

Starting July 1, Florida will
Speed up the permitting process for living shoreline projects
Reduce red tape that previously made these projects harder to approve
Expand funding access through the state’s Resilient Florida program with over $200M available

That means property owners and local governments now have more options and potentially lower costs when protecting waterfront properties.

Why This Matters for Homeowners and Investors

This shift is not just environmental, it is practical.

Here is what it could mean

More affordable alternatives to expensive seawall repairs
Better long-term protection against erosion and storm surge
Increased property appeal, especially for buyers who value sustainability
Access to grant funding that can offset project costs

With storms becoming more intense, like the 2024 Category 4 hurricane that damaged seawalls in Tampa Bay, having flexible and resilient protection options is becoming increasingly important.

Not Without Challenges

While this is a big step forward, there are still some hurdles

Regulations are still catching up with new technologies
Some design limitations like seawall thickness rules may need updating
Implementation will depend heavily on how the Department of Environmental Protection rolls everything out

In short, this is progress, but not a complete solution just yet.

The Big Picture

Florida is clearly moving toward smarter, more sustainable coastal development.

For waterfront homeowners, investors, and buyers, this opens the door to
New ways to protect property
Potential cost savings
More environmentally friendly solutions that can enhance long-term value

As these changes take effect, understanding your options and how to take advantage of them will be key.
