Big Changes Coming to Sarasota: 4 Major Demolitions Paving the Way for New Development

Sarasota is about to experience a new wave of transformation.

Four notable demolition proposals are set to go before the Sarasota Development Review Committee on June 3, each making room for new commercial and residential developments that will reshape key parts of the city. Here’s a breakdown of what’s coming and why it matters.


From Walgreens to 7-Eleven: A New Look for North Tamiami Trail

The Walgreens at 3535 N. Tamiami Trail, near Myrtle Street, is set to be demolished. In its place, developers plan to build a 7-Eleven convenience store and gas station.

The 1.56-acre property was purchased in March for $2.65 million by ERD-Sarasota LLC, tied to Encore Real Estate Development. The new 7-Eleven will include a 4,853-square-foot store and 34 parking spaces. Plans call for reusing the current driveways, providing access from North Tamiami Trail, Myrtle Street, and Norwood Court.

Why it matters: This is a high-traffic area that’s about to become more convenient for residents and commuters alike.


El Car Wash to Replace Iconic Wells Fargo Building on South Trail

At 2891 S. Tamiami Trail, the former Wells Fargo building—recognizable for its elephant and camel decor—is on the chopping block. It will be replaced by a 3,400-square-foot El Car Wash.

The proposal, submitted by Stonefield Engineering and Design on behalf of developer Alejandro Quintana, includes 38 parking spaces. Entry will be from the north side, with exit lanes on the south, connecting to Webber and Bougainvillea Streets. There will be no direct access to US 41.

El Car Wash, which has 80 locations across Florida, promotes eco-friendly and tech-forward operations.

Why it matters: This location is being modernized for practical use, improving traffic flow and updating a quirky but outdated structure.


Downtown Residential Tower: Ringling & Osprey Project Proposed

In the heart of downtown, two parcels at 1776 Ringling Blvd. and 222 S. Osprey Ave. are slated for demolition to make way for a 10-story residential development called Ringling & Osprey.

The new project, proposed by PFI 721 Development LLC, includes:

  • 50 residential units, with 2 attainable housing units

  • A two-story parking garage

  • Amenities like a gym, pool deck, and meeting rooms

  • Tree-lined sidewalks and improved streetscapes

The developer also plans to vacate Osprey Court, the space between the two buildings, to unify the project footprint.

Why it matters: This project will add density, walkability, and urban appeal to downtown Sarasota while providing much-needed housing in a prime location.
