A major new residential development is moving forward in Sarasota's rapidly evolving Rosemary District. Developers have secured financing for Bayside North, the second phase of the larger Sarasota Bayside project, bringing nearly 100 additional residences to the area just north of downtown.
Planned for the corner of 10th Street and Florida Avenue, the seven story building will feature 96 luxury apartment homes, eight furnished guest suites, 15 workforce housing units, and a ground floor restaurant open to the public. Construction is expected to begin this summer, with the first residents anticipated to move in by late 2027.
Bayside North will connect directly to the first phase of the Sarasota Bayside development, which is already under construction and scheduled to welcome its first residents in 2027. Together, the two buildings will share amenities, parking, and common spaces, creating a unified waterfront community in the heart of the Rosemary District.
The new building will offer larger floor plans than the first phase, with residences averaging more than 1,200 square feet and many units featuring views of Sarasota Bay. Luxury amenities will include a rooftop sky lounge, outdoor gathering spaces, a pickleball court, and a new full service restaurant designed to become a neighborhood destination.
The project will also include workforce housing units reserved for residents earning between 80 percent and 120 percent of the area's median income, helping provide housing opportunities for local workers while allowing for increased development density.
Bayside North represents another significant investment in Sarasota's urban core as developers continue transforming former underutilized land into vibrant mixed use communities. With luxury residences, public gathering spaces, dining options, and proximity to downtown and the bayfront, the project reflects the continued evolution of the Rosemary District into one of Sarasota's most desirable neighborhoods.
