The latest market report from the REALTOR® Association of Sarasota and Manatee (RASM) shows that our local real estate market is finding its balance. Buyers now have more options, and sellers are learning that pricing and strategy matter more than ever.
Here’s what’s happening:
Sales Activity: Single-family home sales were steady to slightly up compared to last August. Sarasota’s townhomes and condos are moving, while Manatee’s condo market slowed down a bit.
Prices: Single-family homes are holding their ground, though Manatee saw a slight dip. Condos and townhomes in Sarasota saw prices soften, making some deals more accessible to buyers.
Inventory & Market Pace: Overall inventory is higher than last year but has started to ease a bit recently. Homes are taking longer to sell—over 100 days on average—which gives buyers more time to shop around.
Sarasota County:
Closed sales: 641 (up 1.3% YoY)
Median price: $475,000 (steady from last year)
Cash sales: 36.3%
Sellers received 92.3% of their original list price
Inventory: 3,307 active listings (up 13.8% YoY) → 5.2 months supply
Median time to contract/sale: 69 / 109 days
Manatee County:
Closed sales: 650 (up 5.7% YoY)
Median price: $467,640 (down 5.3% YoY)
Cash sales: 28.5%
Sellers received 94.8% of list price
Inventory: 2,814 active listings → 4.6 months supply
Median time to contract/sale: 53 / 101 days
“Inventory has been building, giving buyers more choices, but we’re starting to see a softening recently,” said Debi Reynolds, 2025 RASM President. “It’s a more balanced market now, so pricing right and negotiating smart are key.”
Sarasota County:
Closed sales: 247 (up 13.8% YoY)
Median price: $300,000 (down 13% YoY)
Cash sales: 61.9%
Sellers received 88.5% of list price
Inventory: 1,882 listings → 7.0 months supply
Median time to contract/sale: 87 / 132 days
Manatee County:
Closed sales: 200 (down 7% YoY)
Median price: $291,250 (down 11.7% YoY)
Cash sales: 54.5%
Sellers received 90.4% of list price
Inventory: 1,396 listings → 6.4 months supply
Median time to contract/sale: 78 / 120 days
